First time buyers of properties in new growth areas of Kuala Lumpur are expected to benefit from lower interest rates and lower prices of the houses in the coming months.

Agents within Subang Jaya say house prices although remain competitive in this area have suggested that the price of a double storey house could command an average of RM350, 000. Despite some of the houses are priced higher, with extra amenities and facilities afforded in the area they are also attractive especially to second homeowners.

Putra Heights residential area also within Subang Jaya community center is experiencing a slowdown both in sale or rental.  Hovering at a lower price of RM300, 000 a good modern designed terrace house could be very attractive. With a new toll  interchange connecting the area with the rest of city’s hotpots travel time has been reduced considerably.

The surrounding neighborhood of Section 27 Shah Alam has become more attractive of late for property searchers living in the vicinity as the price of the terrace house here is cheap. Apartment ( 3 bedrooms)  is sold at RM130, 000 a fraction of the prices of a terrace house in USJ and Putra Heights. I have sold a number of units of  Exora Apartment and certainly agree that they are quite pleasant medium rise residential blocks.

This neighborhood has been improved with modern amenities and additional parks on the opening of Puchong Damansara Highway that has by passed the surrounding residential areas . This include contemporary housings that have been developed on previously vacant and unused land.

On average a double storey terrace house is sold from RM220, 000 per unit.

For a good quality house and cheaper price,  Section 27 Shah Alam promises small family home buyers a good return on their investments.
